This role is mine. I meet with the executor or administrator, walk the property, give you an honest opinion of value, and lay out the realistic options for the estate. I coordinate with the attorney handling the case so the real estate steps line up with the legal ones, and I keep every heir informed on the same schedule so no one feels left out.
Transaction Coordinator
The coordinator keeps the paperwork and the calendar straight. That means gathering the deed, the tax records and the disclosures, tracking court dates and approval deadlines, and staying in touch with the title company and the escrow officer. If a document is due, you hear about it well before the deadline rather than the morning of.
Property Preparation Partner
Estate homes usually need work before they can be shown, and this is the person who arranges the hands on part. Cleanouts, estate sales, donation pickups, junk removal, locksmiths, landscapers, cleaners and licensed contractors for the small repairs worth making. Nothing is scheduled without your approval, and nothing is thrown away until the family has had a chance to go through the home.
